Expectations and Predictions for 2010

As we enter the second decade of the millennium we can take some heart in the property market from trading over the previous 6 months of 2009. Confidence and activity levels were definitely up on the preceding 18 months. Whilst the credit crunch has not dissipated conditions for selling they are certainly more favourable than they have been in any period over the last 21⁄2 years.

Aidan Reed BSc MRICS FNAEA, Managing Director of AidanJReed, who has over 25 years experience of the Loughborough market believes 2010 will be a stable year, hopefully confidence growing in people who need to move and want to move at all ends of the market; “There is a shortage of property in many of the good areas of Loughborough and surrounding villages as shown in the sales of the latter months of the year. With some properties there are often a number of buyers chasing just the one house which has certainly led to prices hardening up in these areas and must give any potential vendors confidence to put their houses to the market in 2010”.

 

“People ask me what impact any Election may have in the next few months but unfortunately the general public and house buyers and sellers seem to have little interest in politics these days whichever party we have in power, in my view this will not have an effect on activity in the housing market over 2010 and therefore if you are thinking of selling do not delay until after the Election as this is likely to have little or no impact in activity”.

 

“In summary the key word is stability in the housing market over the next year if personal circumstances dictate selling then there is nothing to fear in going to the market in the next few months or any period over the year. External factors are unlikely to have any impact on whether you sell your home now at a future date and as I have already mentioned certain hotspots are doing particularly well with multiple buyers showing themselves”.
