HIPS & EPCs
Under the Housing Act 2004 any home owners selling their properties as of the 6th April 2009 have to have a Home Information Pack prior to marketing. In addition to this as well as properties going to the market for sale, any properties that are currently let also require as of October 2008 an Energy Performance Certificate and these are usually undertaken at the change of tenancy. The Home Information Pack includes the evidence of title, Terms of Sale, details of Planning and listed Building Consents, Local Authority Searches, Preliminary Enquiries made on behalf of potential buyers and an Energy Performance Certificate.

The Energy Performance Certificate (EPC) forms probably the most tangible part of the Home Information Pack and provides a current assessment on the energy efficiency and the carbon emissions of your property which gives you a rating from A-G similar to that used for fridge/freezers whilst giving you a current rating it also gives a potential rating in terms of how we can improve the energy efficiency of your home.
All of the Energy Performance Certificates undertaken are either in-house or via a local approved contractor. Our Valuer or staff will be happy to assist and give you more details concerning the arrangement of both Home Information Packs and the Energy Performance Certificates.
