Student Lettings - The Letting Process
From December each year, all available student properties for the following Academic Year will appear on our website. The market is very fast moving and we operate on a strictly first come first served basis.
All our properties are accessible for viewing 6 days a week. When you have viewed and selected the property you would like to apply for the property can then be reserved by the methods outline below.

To Reserve a Property
- One hundred pounds from each person wishing to occupy the property is required as a Holding Deposit. Note:- This money is non-refundable, should you withdraw from the application. Do not pay a Holding Deposit unless you are certain you and all other members of your group wish to proceed. Once the landlord has agreed to your application a deposit of £250 per person less the Holding Deposit is due which will act as the Security Deposit during the tenancy.
- You will need to complete an Application Form at the time of reserving the property. We will not consider a property reserved until we have the full Holding Deposit and all Application Forms are completed. On the Application Form we will specifically require details of:
- Your Name, Address, Telephone Numbers and E-mail Addresses
- Your Next of Kin or suitable Guarantors details. We will expect them to guarantee payment of your rent should your rent become overdue.
- When you reserve a property your group will be give a Draft Tenancy Agreement. Please ensure that each member of the group has read through the contract thoroughly. If any of the group is unsure about the contract then we would recommend you seek independent legal advice.
Signing of Contracts and Payment
All students must sign contracts in one group visit at our office and pay the Security Deposit less the £100 Holding Deposit at this time. We require this to be done no later than 2 weeks after you have reserved the property.
Your first months rent needs to be paid no later than the commencement date of your tenancy.
Please ensure that you are happy with your co-sharers before signing the contracts. Once you have signed, each person is responsible for paying the full rent as stated in the contract.
